Budapest’s 6th District Bans Short-Term Rentals

As reported by Telex, starting January 1, 2026, short-term rentals will be banned in  Budapest’s 6th District, following a decisive vote by the local council. This regulation is a response to rising concerns over housing affordability and gentrification linked to platforms like Airbnb, which have contributed to a rental market crisis in the capital.

The decision comes after a local survey conducted in September, where residents voiced their opinions about the future of their neighborhood. The online vote, initiated by Mayor Tamás Soproni, saw 6,083 residents participating, representing a turnout of 20.52%, significantly higher than Budapest’s average of 9%. This level of engagement reflects the community’s desire to influence local policies directly.

Mayor Soproni expressed that the proposed changes were essential to address the issues of vacancy and rising housing costs in the district.

The market impact of this ban is already observable, as there are indications of a slight decline in house prices within the district. The government’s announcement also includes a two-year moratorium on new licenses and increased taxes on short-term rentals, aimed at curbing the trend of converting residential properties into lucrative short-term rentals.

The ban on short-term rentals in the 6th District marks a significant step in the district’s efforts to maintain affordable housing and combat gentrification.
