The average price per square meter of apartments offered in new construction projects in the capital was HUF 1.592 million (EUR 4,255) in the second quarter of this year, an increase of only 1.3 percent compared to the first quarter, reports Világgazdaság.
In contrast with same period last year, prices per square meter are currently 12.2 percent higher, mainly due to last year’s extreme price increase. In Budapest, the average price per square meter varies between HUF 932,000 (EUR 2,491) and HUF 3.081 million (EUR 8,235), said Gábor Soóki-Tóth, head of analysis at the Hungarian real estate agency, Otthon Centrum. There has never been such a price difference between districts, he added.
According to Otthon Centrum’s June survey,
338 new housing investments have been launched in the capital, with 26,700 properties under construction.
The number of projects increased by 2.4% and the number of apartments by 1% compared to the previous quarter.
The order of the most expensive districts is the same as in the previous quarter. District V continues to lead with an average price per square meter of HUF 3.081 million (EUR 8,235), followed by district II with a unit price of HUF 2.99 million (EUR 7,992). District XII is third with a price per square meter of HUF 2.90 million (EUR 7,751).
The average price per square meter offered in Districts I and VI also exceeded HUF 2 million (EUR 5,345), HUF 2.64 million (EUR 7,056) and HUF 2.13 million (EUR 5,693) respectively.
In most of the districts in Buda and the city center, the average price per square meter was above HUF 1.5 million (EUR 4,009). In the outskirts of Pest and in district XXII (Budafok-Tétény), prices per square meter were around HUF 1 million (EUR 2,672). District XV is the cheapest, with an average price of HUF 932,000 (EUR 2,491), the only district where prices are below HUF 1 million (EUR 2,672) per square meter.
In the press release, Soóki-Tóth recalled that for years,
district XIII has been leading the list of projects and housing numbers. With 61 projects and 7,700 flats under construction and planned, it is an outstanding result.
District XI is second with 42 projects, while District III in Óbuda is third with 39.
Districts I and V have the fewest projects, two in total, as they are already fully built-up inner city areas, while District V has the fewest housing projects, with only 21.
